Ground Conditions in the Columbia Valley

Lakeshore, benches, hot-springs country and mountain slopes each behave differently.

  • Valley floor near Lake Windermere and the Columbia River: sand and gravel aquifers; screened wells are common.
  • Benches along the east side of Lake Windermere: for the mapped sand-and-gravel aquifer here, provincial records show a median finished well depth of about 132 ft. Recorded wells vary dramatically, which is why we check the wells closest to your property rather than quoting one valley-wide depth.
  • Fairmont and Radium: a well-known geothermal setting, with mineral-rich hot springs fed by groundwater circulating deep through fractured rock. That doesn’t mean a private well will be warm, so nearby records and water testing remain the useful guides for an individual property.
  • Panorama and the mountain slopes: bedrock wells with variable, fracture-dependent yields.

We only use the cabin in summer. What should we do with the well?

Protect the pump and lines from freezing and have the water tested when you open up each year. We can test and service the well for you.

Can several lots share one well?

Yes, but a system serving more than one home falls under the Drinking Water Protection Act and needs Interior Health involvement. Plan for it early.

How deep are wells near Lake Windermere?
